 Things to do in preparation for your move into your new home or condo:

-          Set up Utilities (hydro, gas, cable, internet, phone, security system)

-          Water tank is usually a rental and the rental agreement will go through your lawyer, and he will help set that up for you (not applicable for most condos, water is included in maintenance fees)

-          Property Taxes also arranged through your lawyer or your mortgage broker (they will advise)

-          Moving Companies (get quotes, don’t leave until last minute, end of the month is a very busy time and you might not be able to secure one last minute)

-          Arrange for House Insurance, and advise them of what lawyer you will be working with, and they will forward an insurance binder before closing, need to have this arranged or you won’t have a mortgage. (contents insurance for condos only apply here) … Continue Reading

First  off  all is the price, we no longer can think of getting a deal and offering less than is asked. In this market   you will not achieve your goal. You must do the reverse to attain your condo, and that is offer more than is asked, think that’s enough think again. All the others will be coming in with the same idea. So you have to make it a substantial increase and still that may not guarantee you get it.  Next is the conditions, have you got your financing in order, has your mortgage broker told you how high you can go.
