A lot of people out there are getting into the groove of buying and flipping. With shows like “Holmes on Homes”, “The Big Flip” everyone is dipping into this great opportunity. However its not just buying a house or condo and renovating the whole place, you must do a smart renovation! only put money in where it counts.

Here are some Do’s and Don’ts when it comes to that big flip to ensure you get top dollar!

 

1.Don’t do any MAJOR renovations you need to do a  fast facelift to get your home or condo looking  clean, bright and spacious as possible, you don’t  have to toss tons of money hoping to make more money. Your goal is to get your home looking neutral and full of potential.

2.Paint, the easiest and cheapest way to make your place look fresh and full of life. You can also set the mood throughout the home with colour. You don’t want to choose bold colours but keep them warm and neutral or cool and neutral.

3. DECLUTTER this should be the number one thing!!! Get rid of any junk and organize the space. Clean out closets and cupboards, keep kitchen counters clean and free of junk! In the bathroom remove all toiletries and put them away no one needs to know what kind of anti wrinkle cream you use! he he. Get rid of furniture and make the rooms feel more spacious, you dont need a furniture showcase in your family room!

4. Judging the book by its cover, the first impression always counts! As potential Buyerswalk to the front door make sure your front porch is cleaned up, maybe freshen up the front door with paint. Place a nice pot of flowers, or nice door arrangement. Change the light fixture or numbers on the front of the house.

5. Clean Clean Clean. Make sure the place is spic and span all the time! Get carpet professionally cleaned so it easier for you to maintain while the home is on the market. Make sure there is never any dust anywhere, windex all mirrors and windows. You want Buyers to walk into your home and just smell freshness!!!
