Your Moving Checklist
Now the real work begins
Things to do in preparation for your move into your new home or condo:
- Set up Utilities (hydro, gas, cable, internet, phone, security system)
- Water tank is usually a rental and the rental agreement will go through your lawyer, and he will help set that up for you (not applicable for most condos, water is included in maintenance fees)
- Property Taxes also arranged through your lawyer or your mortgage broker (they will advise)
- Moving Companies (get quotes, don’t leave until last minute, end of the month is a very busy time and you might not be able to secure one last minute)
- Arrange for House Insurance, and advise them of what lawyer you will be working with, and they will forward an insurance binder before closing, need to have this arranged or you won’t have a mortgage. (contents insurance for condos only apply here)
A few days prior to closing your lawyers office will contact you and advise you of the statement of adjustments, which is the balance of your down payment, land transfer tax, legal’s and any other adjustments (i.e.: if the seller paid the taxes for the full year, you would credit them back what is your portion now that you are taking over). You will bring to your lawyers office, a cheque certified or bank draft for that amount, sign documents and pick up keys on that date of closing. Closings typically happen in the afternoon, so don’t plan to move this day.
Visit your new home or condo on the date of closing, regardless of the fact that you won’t be moving in on this day. Check out the appliances, lights, and plumbing. Also check for any hugely visible damage and report to your lawyer, anything that is a major concern or if the appliances are for some reason not working.
