Which Realtor Should I Use?

Ok lets get down to the nitty gritty of Real Estate. There are so many different real estate brokerages out there. Re/max , Royal Lepage, Home Life. GMAC, Bosely, Baker etc.
Which one is best? Brokerages exist basically to support their sales staff. Accounting of commissions, booking appointments for listings and keeping track of the paper work. Some have in office training for new sales staff.
But the heart of the whole operation is the sales representative. They go out find the clients, homes to sell ( listings ) and buyers to purchase them. Lets take Re/Max for example Re/Max is a franchised operation. You never see Re/Max advertise an agents listings what they do advertise is their name over and over again so that the name becomes a house hold word like Coke. When you think of buying or selling the first name which pops into your head is Re/Max, regardless if the sales rep. is experienced or not. The brand name gets them in the door.
Having gone through several different companies in my 20 plus years, I have found that regardless of the name they all operate the same and the top agents are the ones who work the hardest not the company. Oh and another thing sales reps are independent contractors not employees as you may think. They are with their companies for service only. In a job interview it’s the sales rep that interviews the brokerage not the other way around as would be fit in an employee, employer relationship. So next time you plan to use a Realtor enquire about there length of service and experience not whom their associated with.
