The warranty program makes decisions in the case where builders and homeowners disagree about what is and is not covered under the warranty. It provides extended major structural defect coverage for years 3 to 7 after the possession date.
The One-Year Warranty – the builder warrants one year from date of possession that the home is.
: free from defects in work and materials
: is fit to live in and that extend beyond the first year.
: meets with Ontario Building Codes requirements.
The builders should provide the homeowner with all warranties provided by manufactures, suppliers and subcontractors.
A builder is also required to provide a warranty against delayed closings or occupancy for condo units that occur without notice, and that the home owner makes a claim within one year from date of possession. For more info visit www.newhome.on.ca
Two Year Warranty builder warrants for two years from date of possession that the home is free from.
: water penetration through basement or foundation walls;
: defects in material or work including windows, doors and caulking that result from water damage.
: defects in materials, workmanship which result in detachment, displacement or deterioration of exterior cladding such as (brickwork or vinyl siding).
: violations of the building code affecting health and safety, but not limited to fire safety, insulation, air and vapour barriers, ventilation, heating and structural adequacy;
: major structural defects.
Seven-Year Structural Defect Coverage In addition to builders two year warranty against major structural defects, the Warranty Program provides extended coverage for major structural defects in years 3-7.
